Center Rebuilding Process Moving Forward; RCSC Awaiting Final Permit
from Maricopa County
At the
Recreation Centers of Sun City, Inc., Director/Member Exchange meeting
on Monday, May 21, Assistant General Manager Jim Wellman reported on the
progress of the rebuilding of Sundial Recreation Center. Mr. Wellman
explained that RCSC is waiting to receive a permit from Maricopa County
but has already hired a contractor and is working out the final details
of the project as well as the schedule. The pool, spa and fitness center
at Sundial, as well as several club rooms, have been closed nearly a
year since the roof over the indoor pool collapsed in June 2006.
RCSC filed a building permit request
with Maricopa County in mid-February and submitted a set of building
plans for approval by the county. The county returned those plans with
some required changes in late March, a very fast turnaround time due to
an appeal from RCSC to expedite the permitting process. RCSC resubmitted
the plans to the county at the end of April. On May 23, the county came
back with a few more required changes to the plans. The project
architects are working on the corrections and expect to resubmit the
plans for final approval shortly.
The Weitz Company has been hired as
the general contractor and building manager for the project. Mr. Wellman
reported that RCSC is finalizing the contract with Weitz and determining
the project schedule.
When asked by a cardholder whether the
Sundial pool was damaged in the roof collapse, Mr. Wellman explained
that, based on an inspection by a certified pool engineer, the bond beam
around the pool had not been cracked so the pool structure itself was
intact. He noted that the pools and spas will probably require
refinishing and the decking will also need to be replaced due to damage
incurred as a result of the collapse as well as necessary construction
traffic.
Structural engineers examining the
entire building have also discovered hidden damage outside the pool area
that will increase the scope of the project. The cost to repair this
damage will be an addition to the cost of repairing the roof and pool
area. Investigation is continuing and actual cost figures are being
sought.
